Pet Policy:
We are unable to accommodate your furry friends in our guest rooms. Thank you for your understanding. Service animals are permitted on our property in accordance with all laws and regulations.

Non Smoking Policy:
Breakwater Inn is a non-smoking hotel. Smoking is not permitted anywhere on the property. There will be a $250 cleaning fee assessed if we find guests have been smoking inside or out of any of the rooms.

Payment Policies:
A 50% deposit will be charged at the time of booking and applies to any and all date(s) of your reservation. The remainder 50% is charged 14 days prior to arrival.  We accept Visa, MasterCard, Discover, and American Express. Confirmation of reservation is made upon receipt of the payment. Booking direct ensures you get the best price.

Please note: Fees may be higher when booked through a third party.

Check-In/Out:
Check in begins at 3pm and check-out is by 11am.

Parking:
Each room is eligible for ONE parking spot. Friends and/or additional family member of guests are not permitted to park in our parking lot.

Age Requirement:
Individuals need to be at least 21 years of age to reserve and check into a room.

Cancellation Policy:
If for any reason you must cancel your reservation, we will refund your deposit, less a $50 administrative fee per room with at least 15 days notice.

If you cancel within 15 days of your expected arrival, your reservation is non-cancellable and non-refundable.

Furthermore, changing the length of your stay will also be subject to the cancellation policy. We are unable to refund any portion of the shortened lengths of stay, for any reason.

We thank you for understanding that we are a small Kennebunkport hotel; therefore, cancellations affect us significantly. Note: There are no exceptions to our cancellation policy.

However, there may be instances of technical or typographical inaccuracies, including errors regarding pricing or availability pertaining to your reservation. While we make every effort to update any inaccuracies promptly, there may be instances where the changes are not immediately reflected on the website or booking engine. Breakwater Inn does not assume responsibility or liability for these.

We reserve the right to make changes, corrections, and improvements to our website, booking engine, and the information provided therein at any time without prior notice. This includes updates to pricing, availability, descriptions, policies, and any other relevant details.

General Terms and Conditions:

  • A two-night stay minimum is required for all weekends, and a three-night stay minimum is required for national holidays and special events.
  • All our rooms are non-smoking.
  • Rates are subject to change without notice.
  • Add $50.00 per day for each additional person. 
  • Breakwater Inn does not have roll-away cots
  • Rates do not include sales tax
